Can FHA loans still be assumed?
I have a church friend that has left her home earlier this year and she just bought it several years ago. It is a nice home and she has left it because her husband and her broke up. Is it possible to assume her mortgage and give her some cash rather than do the whole purchase loan. I know her rate is real low and I own a house across the street from her. Her house is a ranch and I own a bi-level. My wife and I want the ranch because we are tired of going up and down steps. Does anyone know if this can be done? I plan on renting my home to my nephew if I can assume the new home.

Yes, FHA loans are assumable. You just have to qualify. Good luck!
